Joseph Farina

Joseph Farina is Managing Principal of Spire Street, where he leads the firm’s investment, brokerage, and advisory activities. With more than two decades of commercial real estate experience, Joe has been directly involved in more than 750 transactions totaling over $1 billion in value, spanning acquisitions, dispositions, leasing, development, and advisory assignments.

Joe maintains an active brokerage practice representing property owners, investors, and select corporate clients throughout the Mid-Atlantic and nationally. His experience encompasses retail, office, and investment properties, with a particular depth of expertise in retail real estate. Over the course of his career, he has advised institutional and private owners, developers, national and regional tenants, and corporate real estate users on complex transactions and portfolio strategies.

In addition to his advisory work, Joe is an active principal investor in commercial real estate. He has acquired, owned, operated, and sold properties independently and alongside investment partners, with experience across shopping centers, net-leased properties, and other commercial real estate investments. This principal perspective is central to Spire Street’s approach and informs how Joe evaluates opportunities, structures transactions, and advises clients.

Prior to founding Spire Street, Joe served for 13 years as Principal, DC Region for Divaris Real Estate. Divaris acquired Farina Real Estate Services, the commercial real estate firm Joe had previously founded, and appointed him to lead its Washington, D.C. regional operations. At the time, the regional business consisted of one broker, two property managers, and approximately 200,000 square feet of property management assignments. Under Joe’s leadership, the operation grew to two offices, approximately 30 employees including 15 brokers, and a property management portfolio exceeding 3.5 million square feet.

Joe began his career with the National Retail Group of Marcus & Millichap and subsequently managed a commercial property portfolio exceeding one million square feet.

Joe has been recognized as a CoStar Power Broker for more than ten consecutive years and was the Top Producer at Divaris Real Estate for his last ten years with the company.

Joe holds a Bachelor of Arts in Economics from St. Mary’s College of Maryland and a Master’s degree in Finance from Johns Hopkins University. He is a licensed real estate broker in Washington, D.C., Maryland, and Virginia and is a member of ICSC.
